POSITION OVERVIEW
The Director of Data Center Project Development will work with the cross-functional team to pinpoint locations and sites of interest for the development of data centers and engage with key stakeholders. This includes negotiating agreements and fostering relationships with landowners, economic development authorities, energy and telecommunication companies, government officials, data center developers, and providers. This role involves leading discussions related to power purchase agreements, lease agreements, addressing various compliance matters, developing site/infrastructure strategies, and monitoring project milestones. This position is expected to travel up to 50% of the time.

Responsibilities- Project Management: Oversee the preparation of land and provisioning of utilities (solar energy, water, fiber, etc.) to ensure readiness for data center construction. Track progress toward objectives, deliver routine status updates, and present financial metrics to guide decisions related to site and infrastructure portfolios.
- Contract Negotiation: Lead negotiations and deal engagements related to power purchase agreements (PPAs), real estate entitlements, and land agreements, ensuring favorable terms and compliance with regulatory requirements.
- Stakeholder Engagement: Collaborate with internal and external technical teams to identify, outline, and advance new site selection projects and initiatives to support 174’s evolving data center requirements, including securing essential utility connections (e.g., power, water) for both existing and prospective sites.
- Strategic Planning: Oversee the strategy for continued expansion at existing sites while establishing metrics to map, monitor, and address a wide range of portfolio management challenges related to site and infrastructure development.
Required Qualifications- REQUIRED QUALIFICATIONS
- Bachelor’s degree in Business, Real Estate, Engineering, or a related field. Advanced degree (MBA or equivalent) is preferred.
- Minimum of 7+ years of experience in business development, complex negotiations, or a related role within the Data Center sector.
- Proven track record of successfully managing large-scale projects and closing high-value deals.
- Proven track record of leading cross-functional teams including development, engineering or project management.
- Strong understanding of the data center market, including industry trends and competitive landscape.
- Excellent communication, negotiation, and interpersonal skills.
- Ability to travel as needed (up to 50%)
